Getting it Right! SOLD/CLOSED
Monday, October 6, 2014One of our favorite colleagues, Peter Stuart, has listed 10 Searles Road. It is truly sublime. A Fraser Peter house built in 1924 and renovated in 2010, it is a true example of beautiful, bespoke and cool. It pushes this house to the front of the line for Houses We Love! It is the kind of house that makes the heart go pitter patter when noticing the simplest details such the door hinges and the window hardware. It’s always in the details, isn’t it? It’s the kind of house that gives hope in the search of a special and unique home. Six bedrooms, four and a half baths, set on a little more than a flat acre in the middle of Tokeneke Association. Asking $3,150,000 offered through Kelly Associates.

Idyllic and charming. Welcoming and comfortable. You will immediately notice the attention to perfection as you approach the front door. For starters, the Bevolo lighting.

I am really hoping the person who buys this house leaves this stunning wall paper. Very sophisticated. Very beautiful.
Of course the beautiful fabrics and furniture won’t be here when you move in, and if you did change the wallpaper I am thinking Katie Ridder would be a perfect candidate for bringing a chic sophisticated style to this wonderful and quirky house.

Strong color and rich detail, both calling cards of the enormously talented Ms Ridder. Photo by Eric Paisecki. Courtesy of Elle Decor.

The kitchen is sleek and modern with touches of a house built in the 1920’s. Note the window in the swinging door into the dining room.

The Most Important Room in the House
Monday, September 22, 2014
October 2014 issue of House Beautiful. (courtesy of www.housebeautiful.com)
We all know that the kitchen is the “hub of the home”. In fact we over heard someone say the other day, while driving around to open houses, “face it, once someone sees this kitchen it won’t matter what the rest of the house looks like”. The October issue of House Beautiful gets down to business with some fabulous kitchens, so we are too. Here are some of the best on the market right now!

10 Searles. Gorgeous. Bespoke. With details that will send even a well cultivated eye spinning into orbit. A more detailed blog coming soon. Asking $3,150,000 through Kelly Associates.

86 Pembroke Road. The stone fireplace is high impact making this extremely large kitchen feel cozy. A very custom kitchen with a special “wow” factor. Asking $4,795,000 through Kelly Associates.

320 Brookside Road. For the recreational Chef! This kitchen has plenty of space for the crowds while you are creating the delicious dinner (to be served out by the awesome pool!). Beautiful craftsmanship and materials used here create a kitchen with cabinets and an island that feel more like custom furniture. Asking $6,250,000 through Berkshire Hathaway.

309 Hollow Tree Ridge Road. Simply Stunning details particularly the countertop. Not one to be missed in your search for the most important room in the house! Asking $3,400,000 through Kelly Associates.

38 Wee Burn Lane. The entire house is special, but here you will welcome family and guests as you would anywhere else in the house. Asking $5,995,000

The FANTASY that became a REALITY – SOLD/CLOSED
Saturday, September 20, 2014
12 Witch Lane should be a candidate for the next Nancy Meyers movie. If you are looking for the PERFECT Rowayton “down sizer” or “switching it up” house, this is it!
The only thing better than stumbling upon a Tim Sickinger lunch at one of the open houses, is walking into a listing that sets off all your Realtor pistons! There is nothing we can say about this superbly charming Rowayton house that will do it justice. 12 Witch Lane is fabulous. Built in 1920, this is one of the remaining original Rowayton Village houses with unobstructed views of Witch Lane Park. Thoughtful plantings and landscaping keep it private year round, and create a perfect sanctuary within walking distance to The Market and everything else this charming little sea side town has to offer. Three bedrooms, two full baths with approximately 2000 square feet of living space (an additional 1500 sq of partially finished basement with storage) asking $1,495,000 offered through Kelly Associates.

The house had me at the front door. It is channeling Kathryn Ireland and that California vibe that is so intriguing when you live on the East Coast.

Big beautiful space renovated in 2010 brining all the modern day conveniences to the unique charm this house has.

A very large Master bedroom and en suite bath has plenty of room to create another sitting area and create a private setting.

This is where the kids will come home to… yes, they have probably gone to college if you are living here.

And this is where all your friends will stay when they want to escape from life and see how the “other half” lives in Rowayton!
Without a doubt this house is a must see if you are looking for something very special in Rowayton. Please call us if you are interested in seeing this listing or anything else in this lovely village minutes from Manhattan (ok, 60 minutes).
If you are currently working with an agent this is not a solicitation. If you are not, don’t look any further! Call us and let us show you what is on the market!
What is New?
Friday, September 19, 2014I keep thinking that it is “bloggers block” that is preventing us from posting new and beautiful houses on the market, but in fact it is low inventory! In certain price points there is still extremely limited inventory. Yikes!
25 Georgian is back on the market after the new/current owners added central air and stripped the wall paper (although some of it was cool vintage). We really liked this house when it was on two years ago. And, we still like it mostly because it remains a fabulous opportunity for a house on a nice street waiting for someone to put their own style and renovation in motion. Something of note here is that the upstairs has a nice wide hall way and the bedrooms are large. It really offers good space both upstairs and down; four bedrooms (or possibly five), four baths and space in the basement! Hitting the market at $1,395,000 offered through William Raveis. (Also for rent at $5750.).
32 Miller Road sits at the top of the hill. Worth noting is the flat and open property giving it the outdoor space everybody loves. The price is smack in the middle of that $1,000,000 – $1,500,000 sweet spot presenting as the sought after expanded cape that is move-in ready. It is waiting for your “chicness” to arrive. One suggestion… if you are tired of the usual HomeGoods or Ikea solution for decorating, try HomePolish, a fabulous new decorating resource that won’t kill your wallet. Four bedrooms, two and a half baths, approximately 2700 square feet on about half an acre. Asking $1,399,000 offered through Kelly Associates.

It’s the back yard every buyer says they want! It feels very private and has some spots for a beautiful picking or kitchen garden. Check out Homefront Farmers!

From “Yard to Table”. A garden from Homefront Farmers. How fabulous is that! (photo curtesy of Homefront Farmers)
Additionally, 31 Prospect is a MUST SEE. This is a fabulous “in town” house – something that we don’t have a lot of in Darien. This comfortable and cozy house has four bedrooms, three and a half new baths, along with a kitchen that will fast become the ‘hub’ of your new home. The living room is a fabulous size (and screaming for some gorgeous wall paper) that will surely host many memorable dinner parties. The house shows beautifully and truly feels like a “home”. If you would like to find out more, let us know! These houses on Prospect don’t linger on the market. It’s a Sotheby’s listing asking $1,625,000.
Let’s take a drive north of the border-Pound Ridge
Thursday, July 10, 2014I was recently at a friends home in Pound Ridge and thought it would be interesting to blog about it especially given how different our markets are. A recent addition to the market, “Cloverleigh” is gorgeous 7000 sq ft Colonial on 7.34 acres abutting preserve! 29 Threshing Rock Road is offered at $2,287,000 through Eric Rosenfield at William Raveis.
Tom D’Orio of Weston was the builder and has done several high quality jobs throughout Bedford, New Canaan and Pound Ridge. This home has everything you would expect, windows throughout, white oak floors, laundry room, closets and more closets, sound system and generator. It has all those important details we look for.

This pink living room reminds me of a House Beautiful issue. Supposedly everyone looks gorgeous in a pink room.

My favorite spot…the grasscloth covered, Vaughen lit breakfast room. This sun filled room offers you a serene place for coffee or a spot to enjoy the sunsets.

The dogs had a great time following me around. This is a hall from the breakfast room to the family room that runs across the back of the house.

NEVER overlook the powder room. Just like 19 Sunnyside, it is a small spot that can make a statement.

Site for a pool and tennis court. Imagine the pool and pool house here and you have created your own retreat.

Uniquely sited on acres of flat lawn bordered by woodlands for privacy,The extensive lawns are perfectly suited for ball fields, play areas or cocktails at sunset.
We can’t forget the large walkout basement with sliding glass doors., an au pair suite, a hobby room and tons of storage.
There is a peacefulness to Pound Ridge that is hard to match in the commutable tri state area. You can truly get away from it all without having to drive a few hours and fight traffic. No traffic, no traffic lights. Beware of turtles crossing the road during the spring mating season or the wild turkeys crossing.
There are great restaurants – DiNardo’s (the best pizza) with a casual front room and patio for family dining and a more formal dining room. North Star, great live music. Jean George’s, the Inn at Pound Ridge…..fab. Richard Gere’s Bedford Post. He is at the restaurant/hotel often and takes yoga classes at The Loft, which is on the hotel property. Superb fine cheese shop, Plum Plums in Scott’s Corners. Scott’s corners is what we call our town area. That is where DiNardis and North Star are located. Local farmers market in Pound Ridge on Sundays. Organic, non-GMO raised chicken and beef, veggies and baked foods.
We would love to show you this spectacular property. If you want to head north across the border, give us a call.

86 Pembroke
Wednesday, June 25, 2014A custom home built in 2005 by Country Club Builders came on the market on Pembroke, undoubtedly one of our favorite streets in town. The ‘wow factor‘ is intense here. This is not a house for the faint of heart. If you are a buyer looking for that statement piece; that Frontgate representative; the house that is built like a fort – totally private and sound proof, this could be it. Most impressive is the interior stone work in the kitchen, the fireplace in the family room as well as the downstairs play room. Really, there is nothing else like it. Asking $4,895,000 offered through Kelly Associates.

Beautiful lawn and gardens set back from the road. It may not be waterfront but let’s assume you will get away to the water in the summer anyway.

This is where the “wow factor” starts. It adds warmth and changes up the expected in a very traditional house.

High impact with this fireplace. The scale is tremendous. Be sure the kids don’t start scaling the wall!
Please call us to look at this grand, gracious and quite impressive house. As you know, we would love to show it to you. This just might be the dream you are waiting to have!
If you are working with an agent, this is not a solicitation.
Just simply a wonderful little house – SOLD
Tuesday, June 24, 20148 Bayberry Lane (even the name is sweet) came on the market Friday and the first Brokers Open was today. It’s very tastefully done with four bedrooms, two baths, approximately 1900 square feet, and that price tag that seems to get all the attention. Who wouldn’t want to live in a charming “english cottage” house! It may not be Surrey, but it really has “something” that someone is going to love! Showings started last Saturday, so get in there fast! Asking $1,095,000.

Offered through Kelly Associates.

Everyone should have a dash of “les touches” by Brunschwig & Fils. A dining room tablecloth is a great idea!

Wow factor in the home office! Can’t ever have enough of that China Sea’s wall paper!
The pictures do not really do this wonderful little house justice. There are details, nook and crannies and a lot of “je ne sais quoi” that you just have to see for yourself. If you would like to see this charmer, then give us a call. We would love to show it.
If you are currently working with an agent, this is not a solicitation.
Out on the Trail
Monday, May 12, 2014
5 Salem Straits, built in 1919, this is a must see for anyone who is looking for a very special property in Darien.

A true gem in a fabulous location. One of our all time favorite houses. Asking $3,795,000. Offered by Maggie Marchesi at Kelly Associates. (off the market right now)
We had a few Open Houses that proved well worth the visit this week. Some of the homes that separated themselves from the pack were 4 Hoyt Court (SOLD at $999,999 – 7/14) a nice renovation on a sweet street. 21 Brush Island – an unbelievable piece of property with trees that take one hundred years to become what they are now, as well as a fantastic view over looking Holly Pond. Since we sold 25 and 27 Brush Island we think it will be very interesting to watch this part of Darien transform. Another piece of land we “walked” was 203 Long Neck Point. A sweeping 4.8 acre lot overlooking Long Island Sound that presents itself as a unique opportunity to own privacy and gorgeous views that would cost you a lot more in Greenwich (pretty sure about that). Unfortunately this parcel is also an opportunity for a developer since it is easily subdivided. Let’s hope that doesn’t happen. There are enough houses down on the end of Long Neck as it is. Lastly, a house at the top of our list as a “house we love”, 86 Greenleaf (SOLD at $2,200,000 – 7/14). A sensational 1926 house with fabulous bones and potential that comes with a gorgeous piece of property. The listing price will make any renovation worth every penny.
50 Hanson Road is a sensational house that has been renovated in the last four years. Bathrooms are beautiful, the property is flat and private, and you really get a feeling that Slim Aaron is documenting life as you walk in to the living room that over looks the pool. The kitchen has been renovated and includes top of the line appliances but keeps with the 1950’s grove. This house has a ton of space, and if you are one of the few in Darien that will take a leap and live in a mid-century modern, this is your chance. A Very Cool House. Five bedrooms, five and a half baths, and about 6000 square feet asking $3,100,000. Offered through RealtyQuest by Vanda Baker.

Huge front door and impressive front hall paves the way to living in a very gracious and chic mid-century modern. I would love to see what Tilton & Fenwick would do in this house.

50 Hanson is a fantastic palate for Tilton & Fenwick

Stairs leading to the Master Wing. Dressing rooms, enormous bath and private study allow someone total privacy from the rest of the house.
35 Hazel Street, completed in 2014, is actually under contract but the builder, Carl Goodnow (also a Kelly agent) had an open house for all brokers to show his work. There was no doubt that it would be beautiful, but now we know what to look forward to when he does his next project. Asking $1,945,000 through Kelly Associates. (SOLD at $1,895,000 – 6/14)

35 Hazel. Blazing new tracks for buyers and builders a like on a quite street off West Avenue. 5 bedrooms/5 and a half bath in 4200 square feet of beautiful space.
55 Cedar Gate, nestled back in the woods of Cedar Gate Association, will give you a renovated house with lots of nooks and charm. It is the perfect combination of charming and modern amenities. It’s actually an ideal weekend “get away” for all you readers who are looking for something to escape to on the weekends. Four bedrooms/three and a half baths, and approximately 3700 square feet. Asking $1,675,000, offered by Keily Fuller at Kelly Associates. (SOLD at $1,580,000 – 9/14)

A very charming cottage in Cedar Gate. You have privacy and quiet from the hustle of everyday life!.

Love tha turquoise. Of course it is not staying with the house, but it shows you what a pop of color can do here.

A great place to wake up to on Saturday morning after a long week. Consider it for a weekend getaway only one hour from the City.
We would love to show you just how fabulous all these houses are. If you are ready to get in the market, give us a call!
If you are working with an agent, this is not a solicitation.
We have seen it, and you can too! OPEN HOUSE ON SUNDAY MAY 4, 1-3PM
Saturday, May 3, 2014374 West Avenue, which backs up to Hazel Street, is ADORABLE!!!! Finding a house at this price point that you can actually live in is becoming harder and harder. Just like the few other properties we saw this Spring that “get you into Darien”, this will not last. Asking $799,000. Offered by Janine Tienken at Kelly Associates.

I would say you probably want to make this the dining room. Ballard Designs has some fantastic dining room tables and chandeliers that would pull it all together. But, Thomas the Tank Engine works well here too… 🙂
If you would like to see this property, and can’t make it tomorrow, call us! If you are currently working with an agent, this is not a solicitation If you are working with an agent, this is not a solicitaion.
The last few weeks (or maybe months)
Friday, April 25, 2014This has been such a strange Spring market. We keep waiting for the “rush” and it just hasn’t come. There have been a few situations where houses came on and went to sealed bids right away – anything between $750,00-$1,100,000 – but mostly it is weeks before a house goes into contract. There are plenty of buyers out there, so sellers fret not. Buyers have the luxury of looking… and are apparently still not feeling any sense of urgency. In the end, Darien is a good market for buyers and sellers.
There are some really fabulous houses on the market.
19 Sunnyside is an exceptional example 🙂 .

19 Sunnyside Avenue. Asking $1,795,000. Totally renovated – completely new from the foundation on up. A must see under $2M. (off the market 7/14).
Also on the market again this Spring is 5 Seagate. It was rented by a local decorator and it looks absolutely fabulous. (If you want to know who the decorator is, give us a call…she can transform your house too). This is a fabulous opportunity to be close to water, and everything else in town! Asking $2,195,000. Offered by Janine Tinken at Kelly Associates. (SOLD at $2,100,000 – 8/14)

Formal, yet comfortable living space. Not every room has to be where you can flop on to the couch…but yet you can here!
7 Devon Road is a brand new listing (as of 4/25/14) that is certain to be a “must see” for all the first time homebuyers out there. Do you remember Hilton Street, Ridgely or Fairview Avenue? They pushed the price tags on a sweet cape like this into the stratosphere. The demand is incredible! This is a fabulous house and shows beautifully. Let’s see how the buyers react. Given the past few weeks there will be a line out the door. Asking $969,000 offered by Cathy Lawton at Kelly Associates. (SOLD at $985,000 – 7/14)

7 Devon Road. So new this is still the only photo! Terrific street, nice fenced in back yard and a brand new garage!
Switching gears a bit, 35 Sunswyck has come back to market. It’s been a few years since buyers in this price range have had the luxury of being able to choose this beauty. It is so special that we will have to write a piece just on the hardware in this house. Truly exceptional hardware. However, these pictures will give you a good idea of just what we mean when we say ‘special’. Asking $4,195,000. Another fabulous property offered by the Nannah’s (Nan Peter and Hannah Burge) at Kelly Associates. (SOLD at $4,030,000 – 8/14)

35 Sunswyck built in 1931. Over looking the water. A very special opportunity for the right buyer… I know you are out there somewhere!

Notice the front door down below, the sensational staircase and its iron railings. This main floor landing speaks for its self. Gorge!

Sleek and sexy, the kitchen showing it’s modern side. Oh, yes, and with views of the water to die for!

My favorite room in the house! Can you imagine how cozy and fabulous! Water views and all. What a little sanctuary.
228 West Avenue, asking $1,139,000 is tremendous value in a great location. It is a very unique property with a lot of renovated space, and has very good out door space. A great house with a good asking price. There may be some conversation about being on a busy road, or that the pool is “as is”, but come on people, Darien is running out of space, and some day very soon, this property is going to be the best thing that you ever considered. If you are looking in this price range, you really need to look at, and consider this property. LOVE IT! (SOLD at $1,090,000 – 7/14)

Renovated and updated, you will find beautiful floor boards and details such as original stained glass windows.
We did add a property to our Facebook page yesterday that is sublime. It is offered through an agent at Halstead but they don’t like it when we blog about their properties (are we stealing their thunder? really?). I actually think the agent would love for us to post is but we can’t. We do think it is sensational. One of the most beautiful properties on the market for sure. If you want to look at it, go to our facebook page. Or even better, if you want to go see it, call us for a showing.
If any of the properties here are of interest to you, call us. The weather is changing and the gardens are starting to bloom. It’s a great time to look at real estate in Darien!
If you are currently working with an agent this is not a solicitation.
